Different packages to suit you
We have three different packages available, so whether you are a new landlord looking for reassurance, own an extensive property portfolio, or prefer the hands-on approach - we have an option to suit you.
Let Only
The let only option is designed for landlords who prefer to deal with their tenants directly and have the time to manage their properties. This package includes:
- Introduction and advertising
- Viewing property with prospective tenants
- Take up bank/personal references
- Preparation of lease and ‘Schedule of Cleaning’
- Collection of first months rent
- Collection of deposit which will be handed over to Landlord following the signing of the lease
- Preparation of invoice and rent statement after cleared funds
- Give the application for supply and/or termination of supply forms for the Manx Utilities and Gas company
- Measure oil in tank if appropriate
- Preparation of Inventory, if needed at an extra cost
- Hand over Keys
Fully Managed
The fully managed option is ideal for landlords who prefer a more hands off approach, with the tenants contacting us directly. This package is also ideal for Landlords who live off Island and includes:
- Introduction and advertising
- Viewing Property with prospective Tenants
- Take up Bank/Personal references
- Preparation of Lease and ‘Schedule of Cleaning’
- Collection of First Months Rent
- Collect and hold the deposit on behalf of the Landlord
- Arrange Standing Order for future payments to a nominated account
- Preparation of Invoice and rent statement after cleared funds (allow up to 14 days)
- Give the Application for Supply and/or Termination of Supply’ forms for the Manx Utilities and Gas company
- Measure oil in tank if appropriate
- Preparation of Inventory
- Hand over Keys
- Supervision of the property with Management visits
- Outgoings made on behalf of the Landlord but only if funds are held, (Working Fund could be established at commencement especially if Landlord not on Island)
- Repairs and replacements on behalf of Landlord, again up to a maximum agreed sum. If more then obtain estimates.
- Specify procedures in an emergency
- If Landlord difficult to contact Power of Attorney should be arranged
- Remit the rent on a monthly or quarterly basis, as required, net of any commission, authorised expenses or withholding tax if appropriate to your nominated account
- At the end of the Lease inspect the property, check the inventory, report on condition, arrange cleaning and repairs as necessary and take meter readings
